Option 1 : Introduction of Tenant Only
This is for landlords who wish to take advantage of City Lettings comprehensive register of tenants but do not require administration of rental payments or management of the property.
Option 2 : Letting and Rent Demand
This option provides for finding a tenant and demanding and accounting for rental payments. It does not include any management services.
| THE LETTING SERVICE |
- Inspecting the property to evaluate rental value.
- Inventories:
Preparation. Check-ins. Check-outs.
- Prompt demand of rent from the tenant.
- Marketing to find suitable tenant
- Preparation of a statement of account on a regular basis.
- Remittance of rents (less Commission) as directed by clients.
- Negation of satisfactory terms between the Landlord and the tenant, preparation of the Tenancy Agreement and any extenuation thereafter.
- Obtaining references on the tenants from a bank, employers, and previous Landlord and guarantors where needed.

Option 3 : Letting and Property Management Service
This comprehensive service is ideal for Landlords who want to entrust the administration of letting premises and/or maintenance of their property to a managing agent.
| THE MANAGEMENT SERVICE |
- Payment of all outgoings such as insurance and service charges if required.
- Inspection of the property.
- Organising routine and emergency repairs or maintenance of the property or equipment.
- A team of specialists work on your behalf.
- Deposit. Reconciliation. Deposit Returns. Negotiations on Letter of Guarantee.
- Control of the utility accounts, including arrangements for reading meters, reconciliation's and apportionment's.

Option 4 : Rent Guarantee Scheme
This service guarantees rents for Landlords during a Tenancy Agreement if the Tenant fans in rent arrears.
| THE RENT GUARANTEE SCHEME

Covers rent arrears (excluding the first month's lost rent) up to 12 months or until vacant possession is obtained. Additionally we will pay 50% of the rent for up to a further 3 months after vacant possession is obtained, while a new tenant is found.
